Our results guarantee ensures that you have the peace of mind of knowing we are working hard for you and you will not pay us until a tenant is placed and has paid rent.

If we are leasing your property for you, we do all the work up front and you don’t pay us until you get a qualified tenant and they move into your property. That means we aggressively market and show your property, screen the tenants, handle all of the paperwork and perform a move in inspection … all before we get paid anything.

That’s right, you don’t pay us anything until we produce results for you. We do all the heavy lifting-market your home, schedule showings, screen applicants, draft the lease and facilitate tenant move in-all before being paid a dime.
On-Time Rent Guarantee:
When a tenant pays rent on-time we promise to have your owner’s payment in your account within 10 business days.
Making sure you get your money as soon as possible is part of our job and the reason why we offer On-Time Rent Guarantee. What this means is that we will get your payments to you by the 10th business day of the month when the tenant pays rent by the first of the month.
Happiness Guarantee:
If for any reason you are not completely happy with our services and want to leave us, you may cancel your property management agreement without a penalty with a 30-day notice. The notice period allows for a smooth transition for the tenant, wrap up any outstanding maintenance items and invoices, and assignment of the lease and security deposit funds properly over to you so we transfer a happy tenant.

A 30-day notice is provided by the property owner which allows us time to resolve any outstanding service issues and prepare accounts and files for transfer.

All outstanding invoices have been paid to vendors.
We want the cancellation process to go smoothly for you and your tenant.

Overland Management will GIVE YOU a FREE month of Property Management Services for each new Owner/Investor you refer!
The referral must be documented by the e-mail confirmation received from this form before your referral has contacted, has met with, or has already been previously contacted by Overland Management.

Once the referred Owner/Investors first property is leased, a credit for ONE MONTH'S Management Fee will be applied to the referring Owner / Investors Property Account. The referral credit is limited to one property from each referred Owner/Investor. The referral program is limited to 1 referral per month and will be applied to one managed property on the next or subsequent month’s services to offset the management fee for that month. Referral credits are not paid in cash, and are not a commission or income, but are management fee credits which are used to offset the monthly management fee of the referring Owner or Investor's Monthly Management Fee.

Are you licensed?Overland Management is a fully licensed brokerage and property management company that is in good standing with the Utah Division of Real Estate and Salt Lake Board of Realtors.

What is your leasing management fee?For procurement of a tenant (s) for whom a lease is signed, Overland Management shall be paid a leasing fee of Twenty-Five Percent (25%) of the first full month’s rent and Eight Percent (8%) of the monthly rental payment thereafter. Promotional rates available.

How would you market my property for rent?We will list your property in many different rental sites such as Zillow, Turbo Tenant, Realtors.com, KSL.com and over 50 several different rental groups on social media.

What type of tenant screening do you offer?We subscribed to a best in class property-based accounting software that is capable of running a credit, criminal and national eviction background check instantly.

Do I get to see or sign the tenant lease?As your property manager and designated agent, we will negotiate and sign all lease agreements on your behalf.

Do you charge the tenant a security deposit? What about a pet fee?The security deposit typically equates to one month’s rent. However, we do keep a close eye on what the market commands and what might be the best for the tenant, while still protecting your asset. Pets are not permitted without property owner’s permission. However, if your property is pet friendly, a pet fee of typically $300.00 is a requisite for each cat, dog or other animal. The pet deposit is then used to offset the costs of a mandatory steam cleaning after tenants vacate. Any pet damage above and beyond the pet deposit remains the tenant’s responsibility.

Do you offer direct deposit to owner accounts?With your approved authorization we will deposit your funds directly into your bank account via ACH.

How do I gain access to my account information?In addition to sending out monthly statements, you will have full account access via our Owner Portal on this site.

How do tenants pay their rent?Tenants have a number of options for paying their rent thanks to our top of the notch accounting software. While we prefer direct debit, tenants are able to pay rent via credit cards. Of course they can pay with money orders or checks as well. However, we do not accept cash.

How soon can you start managing my property?In general we prefer 5-7 business days’ notice so that we can set up owner and tenant accounts, and take the time to introduce our company to tenants if already placed. However, we are very skilled and knowledgeable that we are able to work swiftly to onboard new clients within a matter of days.

Do you offer other real estate services?Yes, we do. Not only are we a licensed Property Management Company we are also a licensed Real Estate Company that can help clients buy and or sell properties.
